What is an EcoBroker?

An eco-broker is a certified professional who has green specific training and can guide you through the process of purchasing or selling a green home or commercial property.

How do green homes compare to conventional homes?

Homes with green features look in many ways, like conventional homes and do not stand out because they are odd or strange looking. However, you may notice solar panels, more windows, or skylights designed to take advantage of solar energy, or a cleverly designed yard, using water saving landscaping rather than an expansive green lawn. A green home may also have a more synergistic quality between building and nature than a conventional home.

What are the specific benefits of green home ownership?

Chief among the benefits to owning a green home are lowered utility bills, an increased level of comfort because of less drafts, and lower noise levels due to the building and design specifications. Often, a green homeowner will have lower maintenance costs because of water-wise landscaping, natural drainage designs and roof moisture reduction technology. Additionally, many states and areas offer tax incentives and rebates for green home features, which can add up to considerable savings.

Are there any additional costs or fees associated with owning a green home beyond the costs and fees of owning a conventional home?

If you live in an area where green homes are scarce, it is likely you will pay a higher price than you would for a conventional home. However, in areas where green homes are more available you can expect to pay the same price as a comparable conventional home. That being the case, due to the long-term benefits and savings of a green home, you are effectively buying the home at a discount.

Will I have to make significant lifestyle changes to live in a green home?

No. Living in a green home won’t require any special effort on your part. In fact, because green homes are durable and tightly built, they require less maintenance over time than a conventional home. You also won’t notice any difference in modern conveniences either. A tankless water heater, for example, makes hot water just like a conventional water heater does, but it is faster and often more abundantly. Any differences you notice will likely be positive, such as lower utility bills, more hot water, lower energy bills and less time and money spent on upkeep.

What special issues will I need to understand or learn about in order purchase a green home?

 

There is no special knowledge or issues required in purchasing a green home, any more so than purchasing a conventional home.

Will it be harder for me to find financing or to understand how to find financing for a green property?

The short answer is, “No.” In fact, you may have an easier time finding financing because lenders recognize green homeowners have lower utility and maintenance bills and, therefore, have a larger monthly cash flow than a conventional homeowner. Increased monthly cash flow makes you a more attractive prospect for a loan from a lender’s point of view.

Will I have difficulty in understanding how the property functions more efficiently than conventional homes?

Green properties meet specific building guidelines. If you want to understand exactly what green features a home has, you can contact the builder and get the “green checklist” which lists the features the property includes, or you can review a copy of the energy rating of the property. The “green checklist” and the energy rating will enable you to see how specific features contribute to the overall efficiency of the property. The energy rating, for example, offers an easy to understand overview of efficiency performance, including windows, insulation, furnaces and appliances. For properties that aren’t certified, manufacturer information and contractor guidelines provide additional details on the efficiency of specific features.

What visible or tangible benefits do green homeowners experience?

As mentioned earlier, lowered utility bills is a very tangible benefit as well as greater comfort levels due to special green building specifications that are designed for better air filtration, noise reduction levels and moisture control. Additionally, many areas offer tax incentives, rebates and other beneficial incentives to green home ownership.

Are a lot of people now buying green homes and properties or is this just a passing trend?

Green homes and commercial properties are not a passing trend, but a wave of the future. In all walks and areas of life and society, the green industry is setting the standard. From Hollywood celebrities and politicians, to your neighbor down the street, people are more open and interested in green homes and lifestyles. In local schools, libraries, federal buildings, condominiums and business complexes, green features are performing throughout the marketplace. People everywhere are concerned about costs, quality, comfort and health, and these concerns are driving the public to take advantage of the green products and resources the industry has to offer.
